Resort Condo Data Navi is a site that lets you compare resort condominiums throughout Japan on the basis of building-level data. We publish, as actual figures with sources, the “costs that arise every month after you buy” and “whether the building is in a condition where it can be repaired” — matters that cannot be judged from the asking price alone.
The data we publish
- Costs: the actual amounts of the management fee (kanrihi) and the repair reserve fund (shuzen tsumitatekin), incidental costs such as the fixed asset tax (kotei shisan zei) and hot spring usage fees, and the total annual holding cost
- Soundness of repairs: the repair reserve fund per square meter (compared with the guideline of the Ministry of Land, Infrastructure, Transport and Tourism (Kokudo Kotsusho)), and the history and schedule of large-scale repair work
- Listing situation: the asking price range, the number of units listed for sale, and the concentration of listings within the same building
- Building and location: year built, total number of units, structure, shared facilities, disaster risk (hazard maps), and nearby dining and shopping facilities
- Other: the form of management, parking, in-unit equipment such as heating and hot water supply, and rental listing status
How we build the data (three principles)
1. We do not write guesses. For items we could not confirm, we omit the item itself instead of showing an estimated value or a blank. Nor do we rewrite “unknown” as “none”.
2. We attach a source to every figure. Figures such as management fees and the number of units are sourced from official documents of the condominium management association, building pages on major real estate portals, and public statistics, and we confirm that the URLs are reachable before publication.
3. We publish unfavorable information as well. Shortfalls in the repair reserve fund, suspended facilities, and negative points raised in reviews are published as they are, as long as there is a source.
Figures change. The asking price is not the transaction price. Before signing a contract, always confirm the details in the Important Matters Explanation document (juyo jiko setsumeisho).
About the languages
In addition to Japanese, the site is published in English, Traditional Chinese, Simplified Chinese, Korean, Thai, Malay, German, and Vietnamese. The data figures are the same regardless of language, and amounts are based on Japanese yen and arranged in a form that is easy to read in each language. Pages whose translation is not yet complete are marked as such.
