About prices
The prices published here are asking prices (the price the seller is asking for), not transaction prices. Actual transaction prices diverge from them. On pages that publish transaction price information from the Ministry of Land, Infrastructure, Transport and Tourism (Kokudo Kotsusho), this is stated explicitly.
Accuracy of costs and figures
Management fees (kanrihi), repair reserve funds (shuzen tsumitatekin), taxes, and incidental costs are actual amounts based on public information as of the time of collection, or reference values converted to a per-70-square-meter basis (converted values are indicated on each page). These change with resolutions of the condominium management association and with revisions of the rules, and they differ from unit to unit. Please confirm them in the Important Matters Explanation document (juyo jiko setsumeisho) and the management bylaws (kanri kiyaku) before signing a contract.
About the display of disaster risk
Hazard information is determined from the data of the Real Estate Information Library of the Ministry of Land, Infrastructure, Transport and Tourism, using coordinates obtained from the building’s address. There are cases where the coordinates cannot be resolved down to the lot number, and near the boundary of a designated zone the determination may differ from the actual situation. The pages concerned carry a note to this effect. For final confirmation, always use the on-site hazard map published by the local government.
