Built in 1990 with 402 units in the Ishiuchi area, this building is treated by Angel Real Estate's building page as a single entry covering both Building A and Building B, and the three listings are also a mix of Buildings A and B. The listing price per tsubo is well above Mansion Review's reference index — a textbook case of a general-purpose index being pulled toward past disposal-sale prices in a location with few transactions — so the low index should not be read directly as a decline of the building. What deserves attention is the repair reserve fund: the level per square metre falls far below the MLIT guideline benchmark and is among the thinnest even within the Yuzawa-area buildings surveyed this time. As long as the reserve balance is not disclosed, the scope for an increase or a lump-sum levy needs to be factored in as a risk on the buyer's side. Units have baseboard heaters (in the Japanese-style room only) and electric water heaters, and none of the three listed units has a balcony, so an outdoor air-conditioner unit cannot be installed. The communal bath and sauna are currently suspended (a notice states that they are scheduled to reopen on 1 August), and the squash court is suspended as well.
