Built in 1989 with 203 units in the Iwappara area, this building offers 24-hour use of a hot spring communal bath fed by hauled-in water that is heated, diluted and circulated through filtration. There is only one listing, and its price per tsubo almost matches Mansion Review's reference index, so no distortion in price is visible. The point of judgment is the holding cost: the annual upkeep of the representative unit reaches around 20% of the price. Please also bear in mind that, with only one listing, whether this level is representative of the building cannot be settled until other units come on the market. Units have electric water heaters and baseboard heaters, and the listed unit has no balcony, so an outdoor air-conditioner unit cannot be installed and winter heating depends on the built-in electric heater. Parking has 58 outdoor spaces on site plus 12–15 spaces off site, with the first vehicle free and the second onward charged.
