Built in 1989 with 261 units in the Iwappara area, this is a heavily-equipped building that has a communal bath and sauna plus a 15m heated pool and a fitness area. The listing price per tsubo is about twice Mansion Review's reference index, and the low index is best read as reflecting the thinness of transactions rather than an actual decline of the building. On the operating side, the heated pool and the fitness kur open only during Golden Week, Obon and the year-end and New Year period, so the fact that utilisation is held down relative to the scale of the facilities should be watched as a tug-of-war with upkeep costs. Large-scale repair works have been under way since May 2026, and the restrictions on shared facilities during the works, together with whether the reserve fund level will be revised afterwards, are points to confirm before purchase. Units have baseboard heaters and electric water heaters, and none of the three listed units has a balcony, so an outdoor air-conditioner unit cannot be installed.
